Lets face it - by applying greed principles and ignoring many warnings, the major banks caused their own downfall, and hurt so many of us in the process. Property prices, Buy To Lets, shares, pension funds, ISAs - all the traditional ways of creating a legacy to pass on to your family crumbling in value all around us. And if you believe what some of the pundits are saying, all is still doom and gloom, with the UK and the once mighty USA potentially sliding down the same route as Greece - totally bankruptcy.

Well, there is hope yet, and the salvation is none other than the same vehicle that caused all of the recent financial disruption - property.

Not just ordinary property - property where you have problems with tenants (when you can find them) that wreck the place; fail to pay rent on time; and all the general nuisances like blocked sewers, broken boilers; all these and other annoyances that being a landlord seems to attract.

Stop - let's just back up a bit here; when you first got into property investing, were you seriously looking for these kinds of benefits:-


- Property secured for a minimum sum £1,000 ($2,000)

- Instant equity - bought below market value

- Fully furnished and managed for you

- Minimum cash down - then no cash-flow drain

- 100% Financed - even the 30% deposit

- Strong capital growth - up to 100%

- Massive demand for using your property (greater than 85% every year)

- Guaranteed 70% LTV on completion of your property

- Guaranteed 10% rental agreements

- High investor demand for property

- Defined Exit Route - Ability to sell at any time ( even before completion)

If your experience is anything like mine ( and countless thousands of other luckless investors), deals like this were all too frequently advertised a few years ago and many of them turned out to be either outright frauds, or some poorly financed operation that soon went belly-up, leaving everyone high and dry.

But think about this. If there was now an opportunity where by re-entering the property market now, all the old hang-ups you had - like investing in some uninviting areas of industrial UK and having to fight for tenants, then find that many of them abused your property and failed to pay rent on time (if at all) - vanished totally, and you only invested in top of the range freehold properties with all the luxury that goes with a 5 Star resort on one of several warm and appealing Caribbean islands. Masses of world-class attractions and amenities, and all properties managed by one of the world's leading hotel chains. And say that the management were able meet their existing reputation to attract over 90 percent occupancy rates at really competitive room rates. Imagine - people queuing up for the privilege of staying in your property for one, two, 14 or more nights. On top of that, say there was an option for you to get not just a rental guarantee, but a 50/50 room rate split, so you could enjoy a perfect ongoing profit share that paid you handsomely and also gave you a great capital growth has well.


Imagine - your initial 30% deposit (that could be financed by the Developers) turning into a continuous year-on-year revenue income of 60 to 80% of that figure. Sounds like financial freedom to me. So why stop at one property...

It seems almost too good to be true. But there is a new, albeit small market, where land is at a premium, the climate is semi-tropical, where luxurious properties can be bought, and as long as the business model is right, fantastic long-term revenue incomes can be made.

If you are looking to provide a secure long-term income either for yourself, or a loved one, then this kind of property investment must really be considered.

There are only a few premium developers in this market, so make sure you scan the Sunday papers carefully for this form of investment.
